Artist rendition of the view from the front porch of the main cottage, looking toward the pond and our neighbors, who are also members of Zubyria. Their home is shown closer than it actually is ... it will be a 90 second, not a 30 second, walk from the cottage. Also, there will be a small low fence between the lake and our property, since technically it's on our neighbors land to keep their doggies away.
The full cost of buying the land, renovating and furnishing the cottage and barn, and running Zubyria as a small business for the next few years is approximately $100,000. Financial details and budget are here.
Almost all of the money has been raised with the addition of our newest partner. Investors will own shares in a partnership (see below) equal to the amount they invest and will receive an equal share of any profits from AirBNB rentals, festival or other rental income (if any), and sale of the property (not something expected in the next five years at least). In other words, if you invest $5,000 you will own 5% of Zubyria and receive 5% annually of profit from AirBNB rent or any other income we can generate.
Since we will attempt to cover operating costs and perhaps even make a profit by renting the units on AirBNB, even investors will have to schedule their trips with this in mind. (I am expecting to rent the cottage for $150/night and the barn at $95/night at first, and both for $200/night). In January of each year, everyone will have a chance to reserve a week at Zubyria (see below for details). If you visit outside of the time you've scheduled, and if there are paying guests are in one home, you will access to the other. If they are in both, you will have access only to the land.
NOTE: This is highly unlikely to ever be financially profitable (see Income tab); therefore, the only reason to invest is if you want to have official ownership of a small slice of Ukrainian paradise, keys to the homes and the motorcycle sidecar on the land, access to our orchard, an annual care package of the bounty of the land (honey, flavored vodka, horseradish, and more) and invitations to our annual festival.
